2013 Land Price Research by Prefectural Governments

The Ministry of Land, Infrastructure, Transport and Tourism has compiled the results of the 2013 Land Price Research by Prefectural Governments.



●Land Price Research by Prefectural Governments

  Land Price Research by Prefectural Governments has been conducted since 1975. Pursuant to the National Land Use Planning Act, prefectural governments survey and publicize the market values of standard sites as of July 1 every year.



●Number of sites surveyed in the 2013 research

 21,989 sites (residential land: 21,451 sites; forest land: 538 sites)

【Outline of research results】



Land-value trends from July 1, 2012 to July 1, 2013 are as follows;

○  Land value still declined on the national average, but the decline continued to slow down.

○  In the three major metropolitan areas (Tokyo, Osaka and Nagoya area), residential land value remained almost unchanged, and commercial land value changed to growth.

○ The percentage of sites showing land value hikes increased nationwide. In particular, in the three major metropolitan areas, one third of residential land value grew and a half of commercial land value grew.   On the other hand, in other areas, nearly 90% of land value declined.

○ Looking at land-value trends biannually for sites also targeted for the Land Market Value Publication (survey as of January 1), for the latter half of the year (from January 1, 2013 to July 1, 2013), land value in the three major metropolitan areas changed to growth. The decline slowed down in other areas.
